The City seeks proposals from qualified forward-thinking development firms for an exciting infill development opportunity on approximately 8.5 acres of ground in western Council Bluffs, Iowa. Our vision for this project includes multi-family or mixed-use housing with a minimum of 220 units and a minimum of 20,000 sq. ft. of commercial space. This project is located within an area of the City commonly referred to as the “West Broadway/1st Avenue Corridor.” 1st Avenue is one block south of West Broadway, the primary east/west commercial corridor that connects downtown Council Bluffs, Iowa with downtown Omaha, Nebraska. The site is so centrally located within the metro that there are 128,782 jobs within 5 miles of this project location!
As the first redevelopment along the corridor, this project will be groundbreaking in its impact on not only the City of Council Bluffs, Iowa but also across the river in downtown Omaha, Nebraska.
